<p>It turns out we have sold the highest priced, N line at the <a title="The Chelsea Mercantile" href="http://www.thechelseamercantile.com">Chelsea Mercantile</a> which shows the company size has no effect when a proper marketing plan is in place.  All that noise about a bigger company getting better results is BS and hype which is not true.</p>

<li>StreetEasy Manhattan Condo Market Index shows that the Manhattan condo market in April had a 1.4% increase from a year ago.</li>
</ul>

<li>Overall, contract volume jumped 36.4% this month, compared to one year ago. The Midtown market had the biggest increase in contract activity with 48.1% more contracts than the prior year.</li>
</ul>
<ul>
<li>Inventory has continued to fall across all major markets – an overall decrease of 8.5% since last year. Upper Manhattan inventory continued to shrink the most with a 13.5% decrease.</li>
</ul>
<ul>
<li>Listing median price rose 7.0% in Manhattan compared to a year ago. Midtown listing median price had the biggest increase with 6.7% since last year while Upper Manhattan price declined by 2.9%.</li>
</ul>
<ul>
<li>Compared to the prior May, contract activity increased almost equally for starter apartments (studios and 1BRs) and for family apartments (2BRs and up) – roughly about 37%.</li>
</ul>
<ul>
<li>With current contract activity, total inventory would be absorbed in 5.8 months, a 20.8% decrease from the 7.4-month absorption rate from a year ago.</li>

<p>The department of finance offers a 17.5% tax abatement (for most depending on factors in chart below) for basically anyone with the <a title="tax abatement NYC" href="http://www.nyc.gov/html/dof/html/property/property_tax_reduc_individual.shtml#coop">condo/coop tax abatement</a>.    All you need to do is apply via the form to get this benefit.  All established buildings will have had the managing agent take care of their part to clear the way for individual condo owners to get the abatement.  In coops it is applied to the building&#8217;s taxes so only the managing agent will need to handle this function.</p>

<p>A partial tax relief for owners of condominium and cooperative units. This reduces the difference in property tax between condo/co-ops and 1-, 2-, and 3-family homes. The Board of Directors, Managing Agent, or other official representative of a development must complete the Condominium/Cooperative Property Tax Abatement application for the entire development. <img src="http://www.nyc.gov/html/dof/images/misc/realestate_arrow.gif" alt="Green Bullet Point Graphic" width="9" height="9" /><a href="http://www.nyc.gov/html/dof/html/property/property_tax_reduc_coop_condo.shtml">More information for coop and condo managing agents</a></p>
<p>The abatement is granted based on the average assessed value of the eligible units in the building. Shareholders may not own more than three units in the development.  Units held by sponsors are not eligible.</p>
